KJM Capital Advisors provides start of the art Commercial Property Management services. With our high tech online services, owners and tenant have access 24-hours/day to their accounts. Tenants can pay leases and fees online and owners can receive funds via direct deposit into the account of their choice.

Lease Administration

Lease Administration is accomplished as one of the ‘initial’ steps in setting up a new property in our system. In its simplest terms it is detailing of the tenant obligations as outlined in the underlying lease agreement together with an analysis of the Tenant’s financial obligations as it pertains to base rent, CAM, real estate taxes, insurance, percentage rent, and other charges.
Each lease is carefully reviewed and entered into our online Property Management system. Each Tenant file is then setup as its own with a fully detailed, printed abstract in each file cover. This allows not only accounting, but property managers to easily access and ‘assess’ the requirements of each lease as it pertains to each specific Tenant.
Administration goes beyond that in allowing our accounting staff or property managers review individual Tenant responsibilities as to maintenance requests, escalations, lease terminations, option provisions, monetary obligations as to late fees, additional assessments, etc. This becomes very important in knowing how to communicate and assist tenants in understanding their level of responsibility as governed by their lease agreement. Each and every lease can be negotiated independently.

Facilities Management

KJM Capital Advisors offers ‘full service property management services’, which entails full accounting reporting, as well as the property/facilities oversight. Many Owners and Investors are located out-of-state or have a portfolio of their own properties that they wish to continue doing their financial reporting ‘in-house’ and therefore, outsource the ‘facilities management ’ component to third party companies like us.
If facilities management is the sole requirement of the Owner/Investor, KJM Capital Advisors can fulfill that need. KJM Capital Advisors offers the oversight of vendors providing key services to the property, assisting the Owners in monitoring budgets, assisting with construction supervision, developing and obtaining bids for services, and trouble shooting energy management systems.
We will proactively handle building maintenance requirements, vendor relations, 24/7 response to emergencies and Tenant maintenance reports/problems. We also provide a written, monthly inspection report to all property Owners detailing the current conditions of the property, common areas, building systems, capital items, and both Tenant and property issues.

Financial Reporting

KJM Capital Advisors utilizes Buildium, a state of the art commercial property management accounting software program, to effectively report the financial status of each property. Timely cash flow and financial reporting is a trademark of KJM Capital Advisors.  This specialized reporting provides each Owner/Investor with records of activity for any given period that are accurate and reliable.
Property Owners have 24-hour access to detailed operating statements for the property, which will identify all rental and other income, as well as expenses incurred with respect to the property.  A detailed general ledger report is provided which details all monthly transactions.
